Inspect Before You Buy
Seawall Inspection • Dock Inspection • Hidden Hazard Detection
When considering buying a waterfront property, your most critical focus should be the structural integrity of the marine infrastructure, specifically the seawall and dock.
Replacing a failed seawall is a massive expense that can cost tens of thousands of dollars.
Before making an offer, you should always protect your investment by scheduling a professional underwater and above-water inspection to check for hidden hazards.
Inspect the Seawall
- Look for underground voids: Heavy rain and receding tides create hydrostatic pressure behind the wall. This forces wet soil to wash out through panel seams, leaving hidden sinkholes or voids next to the seawall.
- Check cracks and joints: Ensure all joints, cracks, and gaps are properly sealed to prevent ongoing soil loss.
- Examine the drainage: Verify that functional drainage systems, like Jet Filters or weep holes, are clear and properly relieving water pressure.
- Clear marine growth: Ensure an inspector removes oysters and barnacles to see the actual structural condition of the concrete.
Inspect the Dock
- Check the frame and deck: Rising tides can loosen dock frames and push deck boards upward, creating highly hazardous conditions.
- Verify the hardware: Ensure the structure is secured with high-quality, marine-grade lumber and corrosion-resistant 316 stainless steel hardware or wedge anchors.
